Your air conditioner might experience some issues from time to time. Dust, leaves, and other debris can cause the unit to be less efficient. You can do things on your own to maintain your air conditioner, so it will continue to serve you well year after year.

Deactivate the Power Supply

Before you start cleaning:

1 Make sure you deactivate the power supply to the unit.

2 Shut it off at the thermostat or circuit breaker.

3 If you don’t know how to do this, call a professional HVAC service contractor to do it for you.

4 Air Conditioner Filters

An important aspect of preventive maintenance is changing your air filter regularly. You can change it monthly during scorching or cold weather conditions. During milder weather conditions, every three months is advisable. To change or clean your filter:

Pull down on the old filter and remove it by hand

Clean or replace the old filter with a new one depending on its condition. If it is still serviceable, clean it with a vacuum cleaner, wiping away excess dust and debris. But do not rinse in water or use chemicals to clean it, as that could damage it further.

Replace the filter by snapping it back into place on its metal frame if applicable to the used commercial HVAC. For safety reasons, make sure any children are out of reach when you do this.

Air Conditioner Coils and Coils Fins

Here are some tips for cleaning coils and fins on your unit:

Cleaning coils

Use a vacuum cleaner and a soft-bristle brush to clean dirt from the coils. For optimum performance, replace the air conditioner filter whenever you replace the air conditioner compressor.

Cleaning fins

If your air conditioner has fins, use a brush with excellent bristles to remove any dust and dirt that may gather there.

Condensate Drains

Occasionally, pass a stiff wire through the condensate drain to clean out any hair, dirt, and debris. If there is a clog within the condensation drain line, this will be enough to clear it.

Check the refrigerant lines

Sometimes, check the refrigerant lines in your air conditioner unit. If they are damaged or leaking insulation and oil, they can take up excessive space in your air conditioner. This must be replaced or fixed before installing a new unit, or else you will have severe problems with your new system once it is installed.

Test the Air Conditioning Unit

After you are done with the cleaning, attach the insulation to the pipes with tape and see if there is any leak. Activate the power to the condenser. Then, adjust the thermostat to the cooling mode to activate your AC system.

Call in a Professional for Regular Maintenance

If you are not experienced enough or lack knowledge about air conditioning, hiring a professional commercial HVAC contractor for regular maintenance would be better. He will inspect the unit ideally and make sure that there is no damage to any parts. For instance, during the winter season, when cold air blows, there could be damage to your coils, and these issues should be resolved on time.
